FAQs about rentals

Renting to Americans is lucrative, but only possible under certain conditions:

  • Location dependent (usually no more than 30-40 km from American facilities)
  • Condition of the property (more and more Americans love the “new”, the “modern”, but also “quaint” properties are not entirely uninteresting). A Koenig Realty agent can tell you whether your property is suitable for this purpose during a free consultation.
  • Language: The majority of Americans do not speak German. The language barrier can be a problem when drawing up a rental agreement or dealing with problems in rental matters. A specialized real estate agent can help prevent such problems from arising in the first place.

Generally, there are pre-printed forms – but even here, mistakes can be made that can cost you a lot of money if you don’t know what to look out for. An estate agent specializing in the American housing market can also help here.

A few key facts about the rental agreement:

  • Americans (Active Duty, Air Force civilians) must get the lease approved through the U.S. Housing Authority
  • Army civilians and contractors do not need approval from the Housing Authority
  • Some receive a subsidy (the so-called housing allowance) and others have to pay the rent out of their own pocket.
  • Depending on their rank, tenants are entitled to different amounts of subsidy

It is generally known that the rents of Americans are higher (due to constant tenant changes, renovations, etc.). But this always depends on the property. If you charge too much rent, no one will want to move in and the property may stand empty for a long time. If you ask too little, you will lose money.
